1. DEFINITIONS
“Storix”, “we”, “us”, “our” means Storix Ltd.
“Customer”, “you”, “your” means the person or business named in the Booking Confirmation.
“Unit” means the allocated shipping container storage unit.
“Facility” means the storage site at the address above.
“Rent” means the monthly storage fee.
“Deposit” means the £50 security deposit.
“Agreement” means this Self-Storage Licence Agreement.
“Goods” means all items stored in the Unit.
2. LICENCE – NOT A TENANCY
2.1 This Agreement grants a personal licence to occupy the Unit.
2.2 It does not create a tenancy.
2.3 The Customer has no exclusive possession of the Unit.
2.4 Storix retains full control and possession of the Facility at all times.
2.5 Storix may relocate the Customer to an equivalent unit if reasonably required.
3. TERM
3.1 Minimum term: 1 month.
3.2 Thereafter this Agreement continues on a monthly rolling basis.
3.3 Either party may terminate by giving one month’s written notice.
4. RENT, DEPOSIT & PAYMENT
4.1 The Rent is payable monthly in advance.
4.2 The due date is one month from the move-in date booked.
4.3 The £50 Deposit is refundable subject to:
- No outstanding rent or fees
- Unit left empty and in good condition
4.4 Storix may increase Rent by giving 30 days’ written notice.
4.5 If payment fails:
- An administration fee may be applied.
- Interest may be charged at 4% above Bank of England base rate.
4.6 Storix reserves the right to require payments by recurring card or direct debit.
5. ACCESS
5.1 Standard access hours: 7:00am – 7:00pm.
5.2 24-hour access is available if purchased during checkout.
5.3 Access is via individual access code.
5.4 The Customer must not share access codes.
5.5 The Unit number and access code must be used to exit the Facility.
6. LOCKS
6.1 Customers are recommended to provide their own padlock.
6.2 Padlocks may be purchased from Storix.
6.3 If access is required and the Customer cannot attend, Storix may cut the lock and charge a lock-cut fee.
7. RIGHT OF ENTRY
Storix reserves the right to enter the Unit:
- In emergencies
- If prohibited goods are suspected
- For maintenance or inspection
- If rent is unpaid
- If required by police or lawful authority
- If this Agreement is breached
Reasonable notice will be given where practical.
8. RENT ARREARS & LOCKOUT
8.1 If rent arrears reach one month, access will automatically be denied.
8.2 If arrears reach two months, Storix may begin enforcement action under clause 9.
9. LIEN & SALE OF GOODS
9.1 Storix has a contractual lien over all Goods stored.
9.2 If sums remain unpaid, Storix may serve written notice requiring payment.
9.3 If payment is not made within the time stated in the notice (minimum 14 days), Storix may:
- Sell the Goods
- Dispose of them
- Recover outstanding sums from proceeds
9.4 Sale will comply with the Torts (Interference with Goods) Act 1977.
9.5 Reasonable efforts will be made to contact the Customer.
9.6 Any surplus after deduction of:
- Rent
- Interest
- Administrative costs
- Auction costs
- Debt recovery fees
- Legal costs
Will be returned to the Customer.
9.7 If proceeds are insufficient, the Customer remains liable for the balance.
10. CUSTOMER OBLIGATIONS
The Customer must:
- Pay rent on time
- Keep the Unit secure
- Store Goods safely
- Not damage the Unit
- Comply with all laws
- Provide up-to-date contact details
- Not create nuisance or disturbance
11. PROHIBITED GOODS
The following must not be stored:
- Live animals
- Explosives
- Firearms or weapons
- Hazardous or flammable goods
- Chemicals
- Gas bottles
- Lithium batteries in bulk
- Illegal drugs
- Perishable items
- Waste
- Stolen goods
- Large quantities of tyres
Storix may remove prohibited items at the Customer’s cost.
12. NO SUBLETTING
12.1 Subletting is strictly prohibited.
13. CONDITION OF UNIT (IMPORTANT)
13.1 Units are converted shipping containers.
13.2 They are not climate-controlled.
13.3 Temperature fluctuations and condensation may occur.
13.4 The Customer stores Goods entirely at their own risk.
13.5 The Customer is responsible for appropriate packing and protection.
14. INSURANCE
14.1 Insurance is available via a third-party provider during checkout.
14.2 Customers are not required to purchase insurance from Storix.
14.3 Storix strongly recommends insurance coverage.
14.4 Storix does not insure the Customer’s Goods.
15. LIMITATION OF LIABILITY
15.1 Goods are stored entirely at the Customer’s risk.
15.2 Storix is not liable for loss or damage due to:
- Theft
- Fire
- Flood
- Vermin
- Weather
- Condensation
- Force majeure
15.3 Storix is not liable for indirect or consequential losses.
15.4 Storix’s total liability (if any) is limited to the lesser of:
- £100, or
- The amount of rent paid in the previous 3 months.
Nothing excludes liability for death or personal injury caused by negligence.
16. ABANDONED GOODS
If Goods remain after termination:
- Storix may serve notice requiring collection.
- If not collected within stated time, Goods may be sold or disposed of.
- Costs will be deducted from sale proceeds.
17. CCTV & DATA PROTECTION
17.1 CCTV operates 24/7 for security purposes.
17.2 Personal data is processed in accordance with UK GDPR.
17.3 Data may be shared with authorities where legally required.
18. IDENTIFICATION & RIGHT TO REFUSE
Storix may require photographic ID.
Storix reserves the right to refuse service or terminate this Agreement for breach.
19. CLEANING & DAMAGE
19.1 Units must be left empty and clean.
19.2 Cleaning or disposal charges may apply.
19.3 The Customer is liable for any damage caused.
20. FORCE MAJEURE
Storix is not liable for failure to perform obligations due to events beyond reasonable control.
21. GENERAL
21.1 This Agreement constitutes the entire agreement.
21.2 Variations must be in writing.
21.3 If any clause is unenforceable, the remainder remains valid.
21.4 This Agreement is governed by the laws of England and Wales.
